Are home inspectors licensed in Georgia?
No. Licensing of home inspectors has not become law in Georgia.  Ole Joe, a subordinate inspector from Franchised Inspections, can show up at your door and you get whatever he is. It doesn’t take a brain surgeon to figure out who he represents coming from a franchised inspection firm. 

Should the buyer be at the inspection?
Yes. Buyers who do not attend the home inspection lose 85-95% of the value of the inspection. Bring your digital camera with a back up battery and photograph everything pointed out by the inspector. Homebuyers tend to forget most of what they see during the inspection. Your digital camera images will bring to life exactly what you saw and you will remember comments made by the inspector as you review the images.   

How much time will the inspection take?
Average 2½-3 hours. The amount of time it takes to do a competent home inspection depends on the size and condition of the house. I suggest that you block off three hours of your time for an average size home; add another hour for larger homes. Mega homes (50,000 to 125,000 sq. ft.) takes me one to five days.

When do I get my report?
One day. Usually the inspection report is available the day of the inspection, if litigation is not involved. Mega home reports with digital images are available within 7 days after the inspection.
May I call you after the inspection if I have concerns?
Yes. You are encouraged to call if you have questions, forget something, or don’t understand a comment in the report.

When do I pay for the home inspection?
Payment is due the day of the Inspection. Payment with cash, check, or U. S. Postal Money Order is expected upon completion of the home inspection. All payments are to be made in U.S. currency, or with a U. S. Postal Money Order, or with a check drawn on a U.S. bank.  There are times when clients need additional time to make payment. In certain situations I will work with clients on a payment scale. No credit cards, please
